For the first time since June 2023, California’s median sale price in May 2025 decreased from a year ago. This is significant given it’s very rare for prices to fall year-over-year in the state. In fact, prices in California have been in the red for only 9 out of the last 159 months (dating back to Feb 2012). So in other words it has only happened in 9 months out of the past 13 years! The last time prices fell was in late 2022 through mid 2023 (8 consecutive months of declines). The decrease in prices we saw last month is mainly from a significant rise of housing inventory coupled with a decrease in home sales. Some eye-opening changes are happening right now in our US housing market. The amount of homes for sale just hit a 5-year HIGH, increasing to the highest level since the Winter months of 2019. What’s truly eye-opening is the fact that sales fell 2.5% from a year ago despite this huge increase of housing inventory. In other words, the sharp rise of housing supply hasn’t led to more home sales, indicating that homebuyer demand remains generally weak nationwide. With rising inventory, home prices are taking a hit as well. According to my analysis of Realtor.com’s data, asking prices are down from last year in a staggering 70% of the largest cities in America. 85% of Florida’s largest metros now have declining home prices. In fact, the median sale price is DOWN from a year ago in 85% of its biggest metros.
